What happened in Pickering in April 2025
Pickering recorded 116 sales in April 2025, 18.9% fewer than the same month a year earlier. Sellers brought 353 new listings to market, leaving 442 properties in inventory — 57.9% more than a year ago. At the month's pace of sales that is 3.0 months of supply, which puts Pickering in a balanced market. 40% of the month's new listings sold.
The average sale price across all property types was $1,016,851, up 1.7% year over year and up 5.4% on the month. Detached homes averaged $1,246,542 against $605,706 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
