Sellers brought 316 new listings to market, leaving 414 properties in inventory — 53.9% more than a year ago. The average sale price across all property types was $995,768, up 2.3% year over year and up 1.5% on the month. Detached homes averaged $1,249,486 against $567,617 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
