What happened in Oshawa in March 2026
Oshawa recorded 159 sales in March 2026, 13.6% fewer than the same month a year earlier. Sellers brought 406 new listings to market, leaving 464 properties in inventory — 15.8% less than a year ago. At the month's pace of sales that is 3.5 months of supply, which puts Oshawa in a balanced market. 39% of the month's new listings sold.
The average sale price across all property types was $716,411, down 6.9% year over year and up 0.5% on the month. Detached homes averaged $779,762 against $331,075 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa
