What happened in Oshawa in December 2025

Oshawa recorded 117 sales in December 2025, 4.1% fewer than the same month a year earlier. Sellers brought 150 new listings to market, leaving 383 properties in inventory — 5.5% more than a year ago. At the month's pace of sales that is 3.4 months of supply, which puts Oshawa in a balanced market. 39% of the month's new listings sold.

The average sale price across all property types was $729,243, down 5.2% year over year and down 0.2% on the month. Detached homes averaged $786,665 against $430,325 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa
