What happened in Oshawa in July 2025

Oshawa recorded 213 sales in July 2025, 3.9% more than the same month a year earlier. Sellers brought 575 new listings to market, leaving 749 properties in inventory — 31.6% more than a year ago. At the month's pace of sales that is 3.1 months of supply, which puts Oshawa in a balanced market. 40% of the month's new listings sold.

The average sale price across all property types was $736,383, down 5.1% year over year and down 3.7% on the month. Detached homes averaged $807,300 against $357,125 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa

Confirm whether an existing suite is legal and registered — it changes which lenders will use the income and how much of it.
