Oshawa recorded 184 sales in March 2025, 31.9% fewer than the same month a year earlier. Sellers brought 534 new listings to market, leaving 551 properties in inventory — 123.1% more than a year ago. At the month's pace of sales that is 2.6 months of supply, which puts Oshawa in a balanced market. 43% of the month's new listings sold.

The average sale price across all property types was $769,748, down 4.1% year over year and down 0.0% on the month. Detached homes averaged $836,040 against $435,143 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa
