What this means if you're buying in Oakville

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Above $1.5 million there is no default insurance, so 20% down is the minimum and the lender set narrows — and the further above the line you go, the more lenders step back and the more they scrutinise the file. Purchases well into the millions often need 35% or more down, and may be better handled by a lender that does not apply a standard residential template at all. High-net-worth applicants also frequently have complex income — corporate earnings, investment income, deferred compensation — which is precisely the situation where the standard read of a tax return understates the household, and where lender selection is the whole game.
