Sellers brought 669 new listings to market, leaving 1,247 properties in inventory — 23.2% more than a year ago. At the month's pace of sales that is 5.4 months of supply, which puts Oakville in a buyer's market. 31% of the month's new listings sold.

The average sale price across all property types was $1,361,258, down 9.0% year over year and down 2.8% on the month. Detached homes averaged $1,768,562 against $579,454 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
