What happened in Oakville in August 2025

Oakville recorded 211 sales in August 2025, 16.6% more than the same month a year earlier. Sellers brought 685 new listings to market, leaving 1,240 properties in inventory — 29.7% more than a year ago. At the month's pace of sales that is 5.2 months of supply, which puts Oakville in a buyer's market. 32% of the month's new listings sold.

The average sale price across all property types was $1,415,357, down 1.0% year over year and up 5.8% on the month. Detached homes averaged $1,898,700 against $767,596 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oakville
