What happened in Oakville in May 2025
Oakville recorded 308 sales in May 2025, 18.0% more than the same month a year earlier. Sellers brought 929 new listings to market, leaving 1,415 properties in inventory — 62.5% more than a year ago. At the month's pace of sales that is 4.9 months of supply, which puts Oakville in a buyer's market. 32% of the month's new listings sold.
The average sale price across all property types was $1,447,106, down 9.1% year over year and down 4.4% on the month. Detached homes averaged $1,934,063 against $833,817 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
