What this means if you're buying in Mississauga
Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Detached housing here often lands just under the $1.5 million insured cap, which is exactly where the down-payment scale is most worth understanding: below the line you can put down 5% of the first $500,000 plus 10% of the rest, and crossing it takes the minimum to a flat 20%. On the Square One condos, watch the maintenance fees — a high monthly fee reduces what you qualify for, because lenders add a portion of it to your debt-service calculation. Two units at the same price can produce different approvals for that reason alone.
