Milton recorded 132 sales in August 2025, 0.8% more than the same month a year earlier. Sellers brought 371 new listings to market, leaving 612 properties in inventory — 38.1% more than a year ago. The average sale price across all property types was $964,086, down 9.4% year over year and down 5.8% on the month. Detached homes averaged $1,227,146 against $555,327 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Milton
