What happened in Milton in April 2025

Milton recorded 156 sales in April 2025, 7.6% more than the same month a year earlier. Sellers brought 472 new listings to market, leaving 578 properties in inventory — 89.5% more than a year ago. At the month's pace of sales that is 3.1 months of supply, which puts Milton in a balanced market. 40% of the month's new listings sold.

The average sale price across all property types was $1,049,129, down 4.3% year over year and up 6.0% on the month. Detached homes averaged $1,276,115 against $614,458 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Milton

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow.
