Markham recorded 225 sales in March 2026, 2.3% more than the same month a year earlier. Sellers brought 614 new listings to market, leaving 889 properties in inventory — 10.4% less than a year ago. At the month's pace of sales that is 4.7 months of supply, which puts Markham in a buyer's market. 36% of the month's new listings sold.

The average sale price across all property types was $1,155,505, down 4.8% year over year and up 8.1% on the month. Detached homes averaged $1,585,941 against $616,594 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
