Caledon recorded 52 sales in February 2026, 4.0% more than the same month a year earlier. Sellers brought 140 new listings to market, leaving 299 properties in inventory — 5.7% less than a year ago. What this means if you're buying in Caledon

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Rural and acreage properties are a distinct lending category. Many lenders will only finance a limited number of acres and will value the house and that portion of land, disregarding the rest — so the appraised lending value can come in below the purchase price on a large parcel even when nothing is wrong.
