What happened in Caledon in January 2025
Caledon recorded 48 sales in January 2025, 17.2% fewer than the same month a year earlier. Sellers brought 181 new listings to market, leaving 285 properties in inventory — 58.3% more than a year ago. At the month's pace of sales that is 4.8 months of supply, which puts Caledon in a buyer's market. 34% of the month's new listings sold.
The average sale price across all property types was $1,302,004, up 12.3% year over year and up 5.6% on the month. Detached homes averaged $1,558,941 against $566,000 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Caledon
Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Rural and acreage properties are a distinct lending category. Many lenders will only finance a limited number of acres and will value the house and that portion of land, disregarding the rest — so the appraised lending value can come in below the purchase price on a large parcel even when nothing is wrong. Well and septic generally require potability and inspection reports, outbuildings usually add no lending value, and a property zoned agricultural rather than residential narrows the lender list considerably. None of this is a barrier; all of it needs to be handled before the financing condition expires rather than during the last week.
