Caledon recorded 62 sales in September 2024, 37.8% more than the same month a year earlier. Sellers brought 221 new listings to market, leaving 402 properties in inventory — 11.4% more than a year ago. At the month's pace of sales that is 4.8 months of supply, which puts Caledon in a buyer's market. 33% of the month's new listings sold.

The average sale price across all property types was $1,273,708, down 6.6% year over year and up 4.2% on the month. Detached homes averaged $1,424,511 against $832,475 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Caledon

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Rural and acreage properties are a distinct lending category. Many lenders will only finance a limited number of acres and will value the house and that portion of land, disregarding the rest — so the appraised lending value can come in below the purchase price on a large parcel even when nothing is wrong.
