Burlington recorded 193 sales in August 2026, 11.5% fewer than the same month a year earlier. Sellers brought 373 new listings to market, leaving 706 properties in inventory — 12.1% less than a year ago. At the month's pace of sales that is 3.6 months of supply, which puts Burlington in a balanced market. 46% of the month's new listings sold.

The average sale price across all property types was $1,020,937, down 5.1% year over year and down 2.8% on the month. Detached homes averaged $1,421,482 against $514,550 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
