Burlington recorded 126 sales in February 2026, 3.3% more than the same month a year earlier. Sellers brought 325 new listings to market, leaving 599 properties in inventory — 7.2% more than a year ago. At the month's pace of sales that is 4.0 months of supply, which puts Burlington in a balanced market. 42% of the month's new listings sold.

The average sale price across all property types was $1,070,052, up 3.1% year over year and up 3.7% on the month. Detached homes averaged $1,452,273 against $585,181 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
