What happened in Burlington in February 2025

Burlington recorded 122 sales in February 2025, 39.9% fewer than the same month a year earlier. Sellers brought 341 new listings to market, leaving 559 properties in inventory — 96.1% more than a year ago. At the month's pace of sales that is 3.0 months of supply, which puts Burlington in a balanced market. 47% of the month's new listings sold.

The average sale price across all property types was $1,037,798, down 7.1% year over year and down 6.4% on the month. Detached homes averaged $1,391,130 against $591,357 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
