What happened in Brampton in September 2025

Brampton recorded 442 sales in September 2025, 12.8% more than the same month a year earlier. Sellers brought 1,588 new listings to market, leaving 2,455 properties in inventory — 26.1% more than a year ago. At the month's pace of sales that is 5.1 months of supply, which puts Brampton in a buyer's market. 30% of the month's new listings sold.

The average sale price across all property types was $928,542, down 10.3% year over year and up 0.4% on the month. Detached homes averaged $1,067,688 against $471,547 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Brampton

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow.
