What happened in Brampton in May 2025

Brampton recorded 454 sales in May 2025, 6.2% fewer than the same month a year earlier. Sellers brought 1,784 new listings to market, leaving 2,528 properties in inventory — 57.7% more than a year ago. At the month's pace of sales that is 4.6 months of supply, which puts Brampton in a buyer's market. 31% of the month's new listings sold.

The average sale price across all property types was $951,337, down 5.1% year over year and up 0.7% on the month. Detached homes averaged $1,143,568 against $491,567 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Brampton

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. This is the area where I most often structure applications with more than two borrowers, and the details matter: everyone on title generally has to be on the mortgage, every applicant’s debts count against the total, and lenders differ on how many applicants they will accept at all.
