What happened in Aurora in May 2025

Aurora recorded 62 sales in May 2025, 15.1% fewer than the same month a year earlier. Sellers brought 236 new listings to market, leaving 317 properties in inventory — 39.0% more than a year ago. At the month's pace of sales that is 4.0 months of supply, which puts Aurora in a balanced market. 35% of the month's new listings sold.

The average sale price across all property types was $1,260,556, down 12.7% year over year and down 5.4% on the month. Detached homes averaged $1,575,426 against $627,125 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
