Aurora recorded 71 sales in October 2024, 73.2% more than the same month a year earlier. Sellers brought 164 new listings to market, leaving 257 properties in inventory — 25.4% more than a year ago. At the month's pace of sales that is 2.8 months of supply, which puts Aurora in a balanced market. 44% of the month's new listings sold.
The average sale price across all property types was $1,381,537, down 0.4% year over year and down 8.2% on the month. Detached homes averaged $1,760,228 against $690,843 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
