Ajax recorded 102 sales in October 2025, 6.4% fewer than the same month a year earlier. Sellers brought 196 new listings to market, leaving 277 properties in inventory — 12.6% more than a year ago. At the month's pace of sales that is 2.7 months of supply, which puts Ajax in a balanced market. 45% of the month's new listings sold.
The average sale price across all property types was $905,039, down 3.4% year over year and up 0.1% on the month. Detached homes averaged $1,038,471 against $469,100 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
