What happened in Ajax in August 2025
Ajax recorded 94 sales in August 2025, 6.9% fewer than the same month a year earlier. Sellers brought 220 new listings to market, leaving 326 properties in inventory — 24.0% more than a year ago. At the month's pace of sales that is 2.6 months of supply, which puts Ajax in a balanced market. 44% of the month's new listings sold.
The average sale price across all property types was $893,972, down 4.9% year over year and down 0.8% on the month. Detached homes averaged $972,043 against $508,000 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
