Ajax recorded 109 sales in October 2024, 34.6% more than the same month a year earlier. Sellers brought 227 new listings to market, leaving 246 properties in inventory — 11.8% more than a year ago. At the month's pace of sales that is 2.0 months of supply, which puts Ajax in a balanced market. 49% of the month's new listings sold.
The average sale price across all property types was $936,566, down 1.7% year over year and up 3.0% on the month. Detached homes averaged $1,020,887 against $603,000 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
