The average sale price in the Greater Toronto Area in May 2026 was $1,069,700, down 4.6% year over year. 6,583 homes sold against 17,698 new listings — 4.8 months of supply, a buyer's market.
What happened in May 2026
Toronto recorded 6,583 sales in May 2026, 5.4% more than the same month a year earlier. Sellers brought 17,698 new listings to market, leaving 26,927 properties in inventory — 13.0% less than a year ago. At the month's pace of sales that is 4.8 months of supply, which puts Toronto in a buyer's market. 36% of the month's new listings sold.
The average sale price across all property types was $1,069,700, down 4.6% year over year and up 1.7% on the month. By property type, semi-detached homes were the strongest year over year at -2.8%, and row / townhouse the weakest at -8.0%.
