The average sale price in the Greater Toronto Area in April 2025 was $1,107,463, down 4.2% year over year. 5,601 homes sold against 18,836 new listings — 4.1 months of supply, a buyer's market.
What happened in April 2025
Toronto recorded 5,601 sales in April 2025, 21.3% fewer than the same month a year earlier. Sellers brought 18,836 new listings to market, leaving 27,386 properties in inventory — 51.4% more than a year ago. At the month's pace of sales that is 4.1 months of supply, which puts Toronto in a buyer's market. 36% of the month's new listings sold.
The average sale price across all property types was $1,107,463, down 4.2% year over year and up 1.3% on the month. By property type, row / townhouse homes were the strongest year over year at -3.8%, and apartment the weakest at -6.9%.
This is the average sale price across the whole TRREB footprint, which runs from downtown Toronto condos to Halton and Durham freeholds. It moves with the mix of what sold as much as with prices themselves, so read it next to the by-property-type figures and the median rather than on its own.
